1. What we are

HomeBase is an information catalog of off-plan property in Dubai, UAE. We aggregate and present listings sourced from developers, official marketing materials and licensed brokers. We are not the seller of any property listed. Actual sale transactions are handled directly between you and the developer, or via a licensed real estate broker in the UAE.

2. Accuracy of listings

We make a good-faith effort to keep prices, availability, payment plans, floor plans and handover dates accurate and up to date. However, off-plan inventory in Dubai changes daily — units sell, prices update, projects get re-phased. Always verify the current price, availability and exact specs directly with the developer or our team before making a financial decision or signing any document.

Renderings, marketing images and floor plans are owned by the respective developers and are subject to change without notice. Information on the Service is provided "as is" for indicative purposes.

3. No financial or legal advice

Content on the Service — including price guides, rental yield ranges, growth indicators, FAQ answers and area descriptions — is general market information, not financial, legal or tax advice. Off-plan purchases involve risk. Before buying, consult an independent financial advisor, a licensed lawyer in the UAE, and verify the developer's RERA registration and escrow account.

4. Inquiry forms and lead handling

When you submit an inquiry, your contact details are passed to the relevant developer or licensed broker in Dubai who can confirm current availability, send the brochure, and arrange a viewing. 5. Acceptable use

You agree not to:

• Scrape, copy, mirror or republish substantial parts of the Service without our written permission.
• Submit false or misleading inquiries.
• Use the Service to spam or solicit users.
• Attempt to gain unauthorized access to admin areas or APIs.

We may suspend access for users who violate these rules.

6. Intellectual property

The HomeBase name, logo, design and the structure of the catalog are our property. Project names, logos, renders and brochures belong to their respective developers. We license them implicitly for marketing the listings; you do not acquire any rights to them by viewing the Service.

7. Limitation of liability

To the maximum extent permitted by law, HomeBase, its founders, employees and affiliates are not liable for any direct or indirect losses arising from your use of the Service, including (but not limited to) financial loss from a property purchase, missed opportunities, or reliance on indicative pricing or area information published on the Service.

Nothing in these Terms excludes liability that cannot be excluded under applicable UAE law.

8. Third-party links

The Service may link to third-party sites (developer pages, mapping services, brochure hosts). We do not control these sites and accept no responsibility for their content or privacy practices.

9. Changes to the Service

We may change, suspend or discontinue any part of the Service at any time without notice. We will preserve user-submitted data per our Privacy Policy.

10. Governing law

These Terms are governed by the laws of the United Arab Emirates. Disputes are subject to the exclusive jurisdiction of the competent courts of Dubai.
