Emaar's master-planning is unmatched: 18-hole golf course, the largest community park in the city, GEMS and Kings' schools on-site, the new Dubai Hills Mall, Mediclinic, and only 15 minutes to Downtown via Al Khail Road. Resale demand from families is the strongest of any villa community in Dubai. Yields are 5–6.5% (lower because of higher prices) but capital appreciation has been consistent. DAMAC Hills is the value alternative. Same golf-community concept, lower entry prices (30–40% discount for similar villa size), with the unique Cavalli-branded villas as a flagship. The location is further from Downtown (25–28 minutes) but the community has its own retail, restaurants, sports facilities and is family-friendly.
