Madinat Jumeirah Living (MJL) is Dubai Holding's mid-rise apartment master plan in Umm Suqeim, directly opposite the Madinat Jumeirah resort and the Burj Al Arab. The community is the residential complement to the luxury hotel district — six residential clusters (Asayel, Lamaa, Lamtara, Jadeel, Jomana and Alaya among others) wrapped around a central podium with pool, gym and walking trails. Pricing in 2026 runs AED 2,100–3,000 per sqft with a median around AED 2,450. Service charges sit at AED 18–28 per sqft annually. Off-plan deliveries are concentrated Q2 2025 to Q4 2026 — Elara, Jomana and Jadeel 2 carry the most active inventory. Rental yields are 5.0–6.5% gross with net yields 200–300bps lower after costs. Some serviced units report yields up to 7.5%. The investment thesis is the views — beachfront-walk to Burj Al Arab and Madinat Jumeirah souk make MJL the closest off-plan addressable inventory to those landmarks.
